More listings are showing up in Clinton, but buyers are still moving
Here is the one thing worth knowing right now. The Real Estate Data Aggregator counted 228 homes for sale across Clinton in the three months ending August 31, 2026. That is up 10.7% from the same period a year ago. More choice for buyers is real. But pending sales rose 16.5% in the same window. Buyers are not sitting on their hands.
That gap is worth pausing on. New listings are up 12.7%, yet pending sales outpaced them at 16.5% growth. Supply grew, and demand grew faster. That is not a slow market. It is a market with more room to breathe than 2025, but still one where a well-priced home finds a buyer.
What the national picture adds
Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Clinton is part of that same wave of rising supply. But Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC put the average 30-year fixed rate at 7.49% as of October 7, 2026. Higher rates slow some buyers down. That makes pricing even more important for sellers right now.
ZIP 48035: the busiest corner of Clinton
The Real Estate Data Aggregator counted 122 homes sold in ZIP 48035 in the three months ending August 31, 2026. That is up 18.4% from a year ago. The median sale price held at $235,000, unchanged year over year. Homes sat on the market a median of 19 days, just one day longer than last year. Nearly half of all homes, 46.8%, went under contract within two weeks of listing, up 4.7 points from a year ago. That is a fast-moving ZIP code.
ZIP 48036: prices moved up sharply, but homes are taking a little longer
The Real Estate Data Aggregator counted 82 homes sold in ZIP 48036 in the three months ending August 31, 2026. That is down slightly, 2.4% from a year ago. The median sale price was $290,000, up 28.9% from the same period last year. That is a meaningful jump. Days on market came in at 28, four days longer than a year ago. The share of homes selling above list price fell 10.3 points to 18.3%. More supply, a little more time to sell, but prices moved up strongly.
One detail worth noticing in 48036: even though days on market got longer, the share of homes going under contract within two weeks jumped 13.3 points to 36.8%. That says the well-priced homes are still moving fast. The ones sitting longer are likely the ones that need a pricing adjustment.
ZIP 48038: the most active ZIP, with a price dip
The Real Estate Data Aggregator counted 178 homes sold in ZIP 48038 in the three months ending August 31, 2026. That is down 5.8% from a year ago. The median sale price dipped to $286,750, down 5.4% from the same period last year. That is worth noting honestly. Prices did pull back here. Even so, homes sold in a median of 19 days, and 45.7% went under contract within two weeks, up 8.3 points from a year ago. Buyers are active. The price dip likely reflects the mix of homes that sold, not a market in trouble.

What this means if you are selling
More listings means buyers have options they did not have a year ago. They will compare your home to others nearby. Pricing it right from the start matters more now than it did in 2025. Realtor.com reported that 20.8% of listings nationally saw price cuts in September 2026, the highest share since October 2022. That is a signal. Homes that start too high are sitting. Homes that start right are still moving in under three weeks across most of Clinton.
What this means if you are buying
You have more to look at than you did last year. That is real. But CNBC reported the average 30-year fixed mortgage rate reached 7.49% as of October 7, 2026. That affects your monthly payment more than most people expect. Run your numbers carefully before you set a price ceiling. And when you find the right home, the data says well-priced homes in Clinton are still going under contract fast. Being ready to move matters.
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Clinton's picture is more mixed by ZIP code, as the numbers above show. National trends set the backdrop. Your street sets the actual price.
- Clinton has more homes for sale than a year ago, and more buyers under contract than a year ago.
- That is not a contradiction.
- It is a market that is moving, with more room to choose.
- Pricing and timing still decide whether a home sells in two weeks or two months.
