North Macomb has more listings, but buyers are still moving
Here is the thing that surprised me most in this data. Realtor.com reported that mortgage rates topped 7% in September 2026. That is the kind of number that makes people assume buyers packed up and went home. But the Real Estate Data Aggregator counted 503 pending sales across North Macomb in the three months ending August 31, 2026. That is up 22.4% from the same period a year before. Buyers did not disappear. They got more selective.
At the same time, the Real Estate Data Aggregator counted 336 homes for sale across North Macomb, up 8.4% from a year ago. More competition is real. But with 503 pending sales against 336 active listings, demand is still outrunning supply. That is a seller's market by most definitions, just a softer one than two years ago.
New listings also climbed. The Real Estate Data Aggregator counted 574 new listings across North Macomb in the same three months, up 16.2% from a year before. More sellers entered the market. More buyers responded. Both sides showed up.
What the rate picture means for you
CNBC reported the average contract rate on a 30-year fixed mortgage hit 7.49% in the week ending October 7, 2026. That is not a small number. CNBC also reported that purchase applications fell 2% for that same week. So yes, rates are doing some work on the edges. But the pending sales data from the Real Estate Data Aggregator tells you that buyers in North Macomb are still making decisions. They are just taking a harder look at price and condition before they do.
How each ZIP code looked
The story is not identical across every part of North Macomb. Here is what the Real Estate Data Aggregator counted for the three months ending August 31, 2026, ZIP by ZIP.
The speed story: nearly half of homes went under contract within two weeks
One of the cleaner ways to read buyer urgency is the share of homes that went under contract within two weeks of listing. The Real Estate Data Aggregator found that 47.6% of homes in 48315 did exactly that, up 11.8 points from a year ago. In 48316 it was 47.1%, up 13.5 points. In 48095, more than half, 53.1%, went under contract that fast, up 11.9 points. That is not a slow market. That is a market where the right home at the right price still moves.

- 24809650%
- 34831547.6%
- 44831647.1%
- 54831744.9%
- 64809437.4%
Prices: mostly steady, with a few exceptions
Prices dipped a little in a couple of ZIPs. The Real Estate Data Aggregator shows the median sale price in 48315 came in at $510,000, down 1.7% from a year ago. In 48317 it was $300,000, down 3.9%. In 48096, the median fell 13.1% to $362,500, though that ZIP had only 12 sales, so one or two unusual homes can move the number. On the other side, 48094 hit $511,000, up 5.8%, and 48095 reached $689,500, up 43.9%, though again, 48095 had just 24 sales. Small sample sizes swing wide.
The broader national picture from the Federal Housing Finance Agency, reported September 29, 2026, shows U.S. house prices rose 2.6% from July 2025 to July 2026. North Macomb's picture is mixed by ZIP, but it is not out of step with a country where prices are still moving up overall, just more slowly.
What sellers should take from this
More listings means buyers have more to compare yours to. The Real Estate Data Aggregator shows the average sale price as a share of list price was 99.4% in 48315 and 99.7% in 48316. Sellers are still getting close to what they ask. But the share of homes selling above list price fell in both of those ZIPs, down 9.8 points in 48315 and down 5.2 points in 48316. Bidding wars are less automatic than they were. Pricing carefully from the start matters more now.
48317 and 48095 both hit 100% sale-to-list, and 48096 came in at 100.2%. Those ZIPs are still seeing homes sell at or above asking. The market is not uniform. Where you are, and what you are selling, shapes the result more than the headline number does.
- Rates above 7% did not stop North Macomb buyers.
- The Real Estate Data Aggregator counted 503 pending sales across the area in the three months ending August 31, 2026, up 22.4% from a year before.
- Inventory rose too, up 8.4%, so buyers have more choices.
- That means prep and pricing matter more than they did a year ago.
- But demand is still there for homes that show well and make sense on paper.
One last thing worth saying: these numbers cover whole ZIP codes. One street can read very differently from the ZIP it sits in. Days on market, sale-to-list, and price trends can shift block by block depending on school boundaries, condition, and what else has sold nearby.
