More listings are up in Sterling Heights, but buyers are still moving
Here is the one thing worth knowing right now. The Real Estate Data Aggregator counted 289 homes for sale across Sterling Heights in the three months ending August 31, 2026. That is up 30.8% from the same period a year before. More choices for buyers, more competition for sellers. That is the shift.
But here is what keeps this from being a buyer's market story. The Real Estate Data Aggregator also counted 469 pending sales in that same period, up 13.3% from a year ago. Buyers are not sitting on their hands. They are still making moves, even with more options in front of them.
One more thing worth noting. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC put the average 30-year fixed rate at 7.49% as of October 7, 2026. That is real pressure on monthly payments. It has not stopped buyers here, but it is worth keeping in mind when you set a price.
What the numbers look like by ZIP code
Sterling Heights covers four ZIP codes, and they do not all read the same. Here is a plain look at each one for the three months ending August 31, 2026, all from the Real Estate Data Aggregator.
| 48310 | 48312 | 48313 | 48314 | |
|---|---|---|---|---|
| Median sale price | $334,000 | $316,000 | $313,000 | $330,250 |
| Price change vs. last year | -1.8% | +3.4% | -1.6% | -8.8% |
| Homes sold | 111 | 126 | 115 | 70 |
| Median days on market | 17 | 14 | 20 | 13 |
| Sale price vs. list price | 100.3% | 99.9% | 100.8% | 99.3% |
| Sold above list price | 44.1% | 46% | 46.1% | 50% |
Prices dipped in three of four ZIP codes
The Real Estate Data Aggregator shows the median sale price fell in 48310, 48313, and 48314 compared with a year ago. The drop in 48314 was the sharpest, down 8.8%, to $330,250. In 48312, prices moved the other way, up 3.4% to $316,000. A small dip does not mean demand is gone. It often just means the mix of homes that sold was different.
Homes are still selling fast, and often above list
Across all four ZIP codes, the median time to sell ranged from 13 to 20 days. That is not a slow market. In 48314, the Real Estate Data Aggregator put it at just 13 days, 2 days shorter than a year ago. In 48313, it was 20 days, 9 days longer than last year. So not every home is flying off the shelf, but most are moving quickly.
The share of homes that sold above list price is telling too. In 48314, the Real Estate Data Aggregator counted 50% of homes selling above list. In 48313, it was 46.1%. In 48312, 46%. In 48310, 44.1%. Even with more supply, buyers are still competing on well-priced homes.
How fast are homes going under contract?
The Real Estate Data Aggregator tracked how many homes went under contract within two weeks of listing. In 48310, that share was 62.1%, up 23.3 points from a year ago. In 48314, it was 56.8%, up 12.7 points. In 48312, 52.8%, up 20.3 points. In 48313, 47.2%, up 2.1 points. Across the board, more homes are going under contract quickly than they were last year.
Supply is up, but it is still lean
More supply sounds like a big shift. But look at the months of supply numbers. The Real Estate Data Aggregator put 48313 at just 1.4 months. That is the tightest of the four. In 48310 and 48314, it was 2.5 months each. In 48312, 2.2 months. Anything under 3 months still leans toward sellers. Supply is rising, but it has not tipped the balance yet.
The national picture adds some context
Realtor.com reported that active listings nationally topped 1.16 million homes in September 2026. That same supply trend is showing up here. Realtor.com also noted that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Sterling Heights sellers are not immune to that pressure. Pricing carefully from the start matters more now than it did a year ago.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from the previous month. Prices nationally are still moving up, just more slowly. That is a useful backdrop for what you see in the ZIP code numbers above.
- The Real Estate Data Aggregator counted 550 new listings and 469 pending sales across Sterling Heights in the three months ending August 31, 2026. More homes are coming to market, and more buyers are still signing contracts.
- Supply is up 30.8%, but at 1.4 to 2.5 months depending on the ZIP, it is still lean.
- Well-priced homes are moving fast.
- Overpriced ones are sitting longer, and with rates at 7.49% per CNBC, buyers are doing the math carefully.
One last thing. These are ZIP code numbers. One street can read very differently from the ZIP as a whole. The age of the home, the condition, the specific block, all of it matters. If you want to know what the numbers look like for your address specifically, that is a different conversation.
