Clinton has more listings, but well priced homes are still moving
These numbers cover the three months ending July 31, 2026. That is the period you want to keep in mind as you read.
Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator counted 222 homes for sale across Clinton in the three months ending July 31, 2026. That is up 14.4% from the same period a year ago. Realtor.com reported that active listings topped 1.16 million nationally in September 2026. Clinton is moving in the same direction. More choices for buyers means sellers need to make a stronger first impression.
More listings does not mean the market has gone quiet. The Real Estate Data Aggregator counted 435 pending sales across Clinton in that same period. That is up 16.6% from a year before. Buyers are still out there making moves.
What is happening in each ZIP code
The three ZIP codes that make up Clinton each tell a slightly different story. Here is how they compare on the measures that matter most.
| 48035 | 48036 | 48038 | |
|---|---|---|---|
| Median sale price | $235,000 | $279,999 | $277,000 |
| Homes sold | 111 | 80 | 177 |
| Median days on market | 20 | 27 | 19 |
| Sale to list price | 99.4% | 99.4% | 99.4% |
| Pending sales | 136 | 102 | 197 |
Homes are still selling close to asking price
All three ZIP codes landed at 99.4% sale to list price, according to the Real Estate Data Aggregator. That means sellers are getting nearly every dollar they ask for. But it also means overpricing by even a little can leave you on the wrong side of that line.
Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Locally, the share of homes selling above list price fell in all three ZIP codes. In 48038 it dropped 15.5 points from a year ago, per the Real Estate Data Aggregator. That is a real shift. Pricing right from day one matters more than it did last year.
Speed still favors the well priced home
The Real Estate Data Aggregator found that 44.9% of homes in 48035 went under contract within two weeks of listing. In 48038 it was 42.6%, and in 48036 it was 34.3%. Those are not small numbers. Nearly half of homes in two of the three ZIP codes found a buyer in two weeks or less.
Days on market did tick up in all three areas. In 48038, homes took a median of 19 days, up 7 days from a year ago, per the Real Estate Data Aggregator. In 48036 the median was 27 days, up 5 days. In 48035 it was 20 days, up 6 days. Longer than last year, yes. Still short by any normal measure.
Prices: steady in one ZIP, up sharply in another, down in a third
In 48035, the Real Estate Data Aggregator put the median sale price at $235,000, unchanged from a year ago. In 48036, the median was $279,999, up 19% from a year before. In 48038, the median was $277,000, down 12.3% from a year ago. Three ZIP codes, three different price stories. This is why a neighborhood level look matters.
For context, the Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Clinton's ZIPs are moving in different directions around that national number.
What this means if you are buying
You have a bit more room to compare. The Real Estate Data Aggregator counted 222 homes for sale across Clinton in the period. That is more than a year ago. You are less likely to feel forced into a decision. But well priced homes in 48035 and 48038 are still going under contract in under three weeks. Do not move so slowly that you miss the one that fits.
Mortgage rates are a real factor right now. Realtor.com reported that rates climbed above 7% for the first time since January 2025. That affects what you can borrow and what monthly payments look like. Build that into your thinking before you set your price range.
What this means if you are selling
The first week still carries most of the weight. Nearly half of homes that sold in 48035 went under contract within two weeks, per the Real Estate Data Aggregator. If your home sits past that window, buyers start to wonder why. Price it to sell from the start, not to test the market.
The share of homes selling above list price has fallen in all three ZIP codes. That does not mean the market is soft. It means buyers have a little more to choose from and are a little less likely to panic-bid. A fair price still gets a fair result. The sale to list ratio held at 99.4% across all three ZIP codes.
- Clinton's market is not slowing down, it is recalibrating.
- More listings have arrived, but so have more pending sales.
- Homes priced well are still moving in two to four weeks.
- The gap between a well priced home and an overpriced one is wider than it was a year ago.
One more thing worth saying: the numbers above cover whole ZIP codes. One street can read very differently from the ZIP it sits in. Supply, price trends and days on market can shift block by block. The ZIP code average is a starting point, not the final word on your home.
